Eastleigh sits between Southampton and Winchester in one of southern England's more accessible housing markets. It is not cheap — Hampshire average prices are high by national standards — but compared to Winchester city or the Southampton waterfront, Eastleigh offers better value for buyers who do not need a city-centre address.

The commuter case for Eastleigh

Eastleigh's strongest selling point for buyers from outside the area is the rail connection. Direct trains to London Waterloo run in under 70 minutes (fast train to Southampton Central then direct, or some direct services). Southampton Central is 10–12 minutes from Eastleigh station by rail.

The M3 and M27 motorways are accessible from Eastleigh, connecting to Winchester, Basingstoke, Portsmouth, and the wider south-east. Southampton Airport is immediately adjacent to the town.

Eastleigh town centre (SO50): Most affordable area of the borough. Terraced housing and ex-council stock. Convenient for commuters using the railway station. Town centre regeneration ongoing.

Chandler's Ford (SO53): The most sought-after part of the borough. Good schools, leafy suburban character, strong independent retail. Premium over town centre prices of 15–25%.

Bishopstoke (SO50): Village character close to the Itchen Valley. Popular with families; good access to countryside walks.

Fair Oak (SO50): Village feel, strong school catchments. Growing in popularity with families priced out of Chandler's Ford.

Hedge End (SO30): Strong retail (Hedge End retail park), good motorway access, family-friendly.

The council reorganisation

From April 2028, Eastleigh Borough Council will merge into a new South West Hampshire unitary council alongside Southampton. This changes how planning decisions are made from that date onwards.

Tips for buyers

1. Check school catchments carefully — the difference between being in-catchment and out-of-catchment for popular schools can be significant.
2. Check the Eastleigh Local Plan for development allocations near any property you are considering.
3. Southampton Airport noise: Properties in the eastern part of the borough are affected by aircraft noise. Check flight paths before buying.
4. Flood risk: Parts of the Itchen Valley are in flood risk zones. Check the Environment Agency's flood map.
5. Get a proper survey: The Victorian and Edwardian stock in Eastleigh town centre can have subsidence or drainage issues.
